Contemporary Homes offers comprehensive design service;
Custom House Design Agreement : Both parties obligation with respect of the preparation of documentation for Planning Approval & Building License
Consists of client and designer discussion (this part if obligation free) opportunity to discuss client’s requirements and reach an agreement to proceed.
Upon receipt of initial payment, both parties enter into a discussion with regards to client’s expectations, design style (photographs of similar houses are helpful), level of appointments, choice of materials, list of features to be included, etc.
Concept Design Presentation: CH to design an interesting floor layout showing floor function, placement of furniture to express life style concept, copies of plan provided to client for inspection, discussion and analysis, conclusive comments and alterations or adjustments to plan.
Upon receipt of clients feedback to the concept plan elevations will be prepared, followed by refinement of concept design to client’s complete satisfaction and then preparation of Planning Approval documentation.
At this point a building construction budget will be re affirmed inclusive of specification brief.
Cost of items not included: council fees for approval, Surveyor’s fees, site works.
Preparation of the Documentation to obtain a building license.
The Clients briefing in regard to interior and exterior finishes.
Not included are fees for structural engineer’s, Soil Report, energy efficiency rating, hydraulic (if required), air conditioning engineer and Council fees for Building License Application.
Payments: Planning approval stage 2.5% and Building License Stage 1.5% of building budget plus GST.
We recommend an experienced builder is nominated and construction budget confirmed.
